In this update, we've addressed challenges in the AR settings related to the mapping of PV AR codes, Yardi Charge codes, and Yardi IDs. While the translation from Yardi to PV worked seamlessly, the reverse process encountered difficulties in automatically assigning the correct Yardi code to PV AR codes, especially in multi-Yardi setups.To resolve this, we’ve implemented several key improvements:The system now consistently operates in multiple-Yardi mode, enhancing overall performance.Mapping validation is systematically set to "Yes" to ensure accurate code assignments.The system now allows for the assignment of a default Yardi code. This increase was mostly driven by insurance and marketing costs, up 20.3 percent and 18.4 percent YoY.The average income-per-affordable-unit increased by 7.2 percent YoY in September, which is outpacing calendar year increases in 2023 (5.5 percent) and 2022 (4.6 percent). While rent increases in the sector have been limited, post-pandemic inflation increases have accelerated rent growth.The data shows an 8.1 percent per unit increase YoY through September in net operating income (NOI) for affordable assets. Several metros were ahead of the curve with double-digit figures, such as Nashville (25.0 percent), San Diego (20.2 percent) and Raleigh (19.8 percent). As expenses comprise 56.3 percent of an average affordable asset’s balance sheet, compared to 44.9 percent in market-rate properties, the sector operates on a thin margin. “There is both good and bad news for affordable properties. The good news is that the formula that governs rent growth allows for higher increases when inflation and wage growth in the economy is high. The bad news is that expenses generally eat up a higher percentage of income in affordable properties than market-rate assets,” said Paul Fiorilla, director of research for Yardi Matrix. The study’s data encompasses 6,443 affordable multifamily properties throughout 114 U.S. metros. Affordable properties are defined as assets in which at least 90 percent of units are designated as affordable. Residential property acquisitions involve a significant amount of data transfer. It can be difficult to know the best way to import that data to your Yardi environment. Both Y-to-Y and ETL conversions offer a wide range of benefits when importing property data to your Yardi environment. Y-to-Y, aka Yardi-to-Yardi conversion or Y2Y, is a helpful function to map and convert information between two Yardi databases. ETLs, aka Extract-Transform-Load, refer templates that mirror Yardi’s data tables and allow you to import data from a spreadsheet.In Part 2, we’ll explore when to utilize the Y-to-Y function for your conversion: More data included – Y-to-Y files can include work orders, prospects, historical lease information, view-only tenant ledgers, and more data points that are less likely to be created via ETL. If the prior management company was diligent about attaching leases, notices, and other documents to the resident profile, a Y-to-Y is the best choice. After importing the Y-to-Y file, a Yardi Cloud Case can be created to transfer the tenant attachments (as long as the seller signed the transfer request). Transferring attachments and ledgers can save significant time for on-site team members and support a smoother transition.Multiple acquisitions from the same seller – If your company is acquiring multipleproperties from the same seller or management company, a Y-to-Y file can savevaluable time. The Y-to-Y mapping can be time consuming for the first property, but the same mapping can be applied to each subsequent file. Because of this, only property- specific data (like unit types) would need to be mapped for each subsequent acquisition.
